Andrews Engineering Company was retained to provide surveying, engineering, and construction administration services for Parc at Broad River Apartments. The scope of the project encompassed 12 buildings with 246 luxury apartments, a leasing office, and a community center with pool – all situated on the waterfront of the Broad River. As part of the design process, our engineers prepared the conceptual site design. This included an archaeological review application to the Town of Port Royal, coordinated with a geotechnical consultant to provide soils analysis. Additionally, we coordinated with all utility companies for subsurface utilities locates, verified adequate water and sewer capacity, preparation of site and utility demolition plans, as well as final preparation of civil construction documents. Access to the site included coordination with a traffic consultant to prepare preliminary access plans for a full turn driveway onto Savannah Highway along with a separate driveway to maintain access to an adjacent cemetery. Rather than designing an open pond, the stormwater detention system was designed to be underneath the parking lot to maximize the developable acreage as well as preserve specimen trees. Our surveyors verified all boundaries and existing utility lines, provided flood certificates for buildings located in the floodplain, and performed both vertical and horizontal construction staking. Our construction administration services included SWPPP and construction inspections. Our staff saw this project through the permit closeout process, final site certification, and phased apartment turnover schedule. As a result, the owner was able to lease units for occupancy prior to the project’s full completion.
